Newark systems, and how they age

A service is a measurement job, not a look-over.

Trent valley conditions - mild by regional standards, with river fog and damp cold the main winter feature.

Newark has a Georgian market town centre inside a large conservation area, Victorian terraces around it, and a wide spread of Trent-side and Sherwood villages beyond.

A Newark service, in detail

What an annual visit actually covers.

Component inspection. Fan bearings, heat exchangers, expansion vessels, valves and both sets of coils checked for dirt and wear.

Performance against commissioning. Airflow, refrigerant, system pressure, delta T and flow rates measured and compared with the figures the system was signed off at.

Filters and the magnetic filter. Cleaned or replaced, with the glycol checked where the system uses it.

Controls and wiring. Thermostats, controls and electrical connections tested, and the settings put back where the design intended.

The property side. Town-centre property is often listed or solid-walled; the surrounding village stock is larger and frequently off-grid. Both want the fabric assessing before an output is chosen.
